Change of use approval within the California Coastal Zone for a flagship retail store.

Opening on Abbot Kinney means working inside the California Coastal Zone—one of the most restrictive planning overlays in LA. Trigger the wrong review and you're subject to a Coastal Commission Hearing. Exhaustive permit review indicated a CEX was viable and the store opening wouldn't be delayed. We managed the Tenant Improvement, Venice Specific Plan approval, and despite construction change orders, delivered on schedule.
